TOWN OF MACEDON
PLANNING BOARD
November 5, 2018
PRESENT: Chairman Doug Allen and members Suzanne Airy, Mert Bartels, Mark McEwen, Kevin Rooney & Greg Whitney. Also present were Town Councilman David McEwen, Town Engineer Scott Allen and Board Clerk Susan Bush. Absent was Tom Morrison.
Chairman Allen called the meeting to order at 7:30 p.m.
A motion to waive reading the Legal Notice was made by Kevin Rooney, seconded by Suzanne Airy. All in favor (Morrison absent); motion carried.
PUBLIC HEARING:
PB-18-18 – Rogers (Allen) – 2304 Creek Road – One-lot realty subdivision – A motion to open the public hearing was made by Kevin Rooney, seconded by Mert Bartels. All in favor (Morrison absent); motion carried. Surveyor Tim Voellinger was present on behalf of the applicant. There was no one else present to speak for or against this application. A motion to close the public hearing was made by Kevin Rooney, seconded by Suzanne Airy. All in favor (Morrison absent; motion carried).
NEW BUSINESS:
PB-18-18 – Rogers (Allen) – 2304 Creek Road – One-lot realty subdivision – Preliminary & final – Surveyor Tim Voellinger spoke on behalf of the applicant. He explained this proposal involves two parcels (both owned by Rogers): 110+ acres of farmland and 1.5 acres containing the farmhouse & barns. Approximately 3.5 acres are being subdivided from the farmland to be added to the house parcel. A motion for negative SEQR declaration was made by Kevin Rooney, seconded by Mark McEwen. All in favor (Morrison absent); motion carried. A motion was made by Kevin Rooney, seconded by Mark McEwen, to grant preliminary & final approval for a one-lot realty subdivision as submitted. All in favor (Morrison absent); motion carried.
PB-17-18 – Romig (Dunlap) – Macedon Center Road – Residential site plan modification with small business – Log-in – Applicant Jonathan Romig was present and briefly explained his proposal. This is a 12.79 acre parcel, previously approved as a residential building lot. Mr. Romig would like to change the location of the house and build a large barn between the house and the road. The barn would be used for his landscaping business. These changes have necessitated applications to the Appeals Board for variances (location & size of barn) and the Town Board for a Special Use Permit (landscaping business).
ZBA REFERRALS:
Z-11-18 – Romic (Dunlap) – Macedon Center Road – Area Variance – Sections 135-61-B-3 & 5 – Accessory structure larger than residence & detached structure in front yard. A motion was made by Kevin Rooney, seconded by Mark McEwen, to give a negative referral for the accessory structure in the front yard and a positive referral for the barn to be larger than the residence. All in favor (Morrison absent); motion carried.
Z-12-18 – Celso & Johnson – 2079 Spruce Run Road – Area Variance – Section 135 Schedule I – Side setback for accessory structure – A motion was made by Mark McEwen, seconded by Mert Bartels, for a positive referral for reduced side setback. All in favor (Morrison absent); motion carried.
MINUTES:
A motion to approve the 09-17-18 minutes was made by Greg Whitney, seconded by Suzanne Airy. All in favor (Morrison absent); minutes approved.

A motion to adjourn the meeting was made by Mert Bartels, seconded by Greg Whitney. All in favor (Morrison absent); meeting adjourned at 8:22 p.m.
