PLANNING BOARD
July 6, 2016
PRESENT: Chairman Doug Allen and members Suzanne Airy, Mert Bartels, Tom Morrison, Kevin Rooney and Greg Whitney. Also present was Board Clerk Susan Bush. Absent were Mark McEwen, Town Councilman David McEwen and Town Engineer Scott Allen.
Chairman Allen called the meeting to order at 7:30 p.m. A motion to waive reading the Legal Notice was made by Kevin Rooney, seconded by Tom Morrison. All in favor (McEwen absent); motion carried.
PUBLIC HEARING:
PB-05-16 – Izzo/Premier Retail – 1635 Commons Parkway – Commercial site plan & one-lot realty subdivision – A motion to open the public hearing was made by Kevin Rooney, seconded by Tom Morrison. All in favor (McEwen absent); motion carried. Don Lewis of AEY Engineering was present on behalf of the applicant. There was no one else to speak for or against this application. A motion to close the public hearing was made by Kevin Rooney, seconded by Tom Morrison. All in favor (McEwen absent); motion carried.
OLD BUSINESS:
PB-05-16 – Izzo/Premier Retail – 1635 Commons Parkway – Commercial site plan & one-lot realty subdivision – Preliminary & final – Don Lewis of AEY Engineering addressed the Board. He explained that Premier Retail is one of two entities that work out of the Izzo Golf building. They would like to build ten (10) self-storage units to the north of the existing building as a second phase of their business. Since the time of sketch plan approval, the buildings have been turned 90° on the site plan with ten (10) buildings of 4,000 sq. ft. each instead of eight (8) buildings of 5,000 sq. ft. each. Access will be from Commons Parkway. The stormwater pond will be constructed to meet the requirements for the first phase (2 buildings) and expanded as future phases are built. Some water will be directed south in front of the Izzo building, and easements would be required if subdivision is done. Site plan has been designed to meet all required setbacks for a separate parcel. The site plan will need to be revised to include: Fencing, lighting, stormwater easements on west side, looping of water main & phasing details. Also, the question of two uses vs. subdivision will need to be clarified.
ZBA REFERRAL:
Z-05-16 – Camp – 2333 Timberline Drive – Area Variance – Section 135 Schedule I – Side setback for accessory structure (shed) – Board members discussed the variance requested and felt the setback should be larger than 1 ft. from the property line. A motion for a negative recommendation was made by Kevin Rooney, seconded by Mert Bartels. All in favor (McEwen absent); motion carried.
MINUTES:
A motion to approve the 06-20-16 minutes was made by Kevin Rooney, seconded by Suzanne Airy. All in favor (McEwen absent); minutes approved.

A motion to adjourn the meeting was made by Mert Bartels, seconded by Suzanne Airy. All in favor (McEwen absent); meeting adjourned at 8:07 p.m.
