PLANNING BOARD

PRESENT: Chairman Doug Allen,
members Suzanne Airy, Mert Bartels, Kevin Rooney
and Greg Whitney. Also present were Town Engineer Scott Allen and Board Clerk Susan Bush. Absent were Mark
McEwen, Tom Morrison
and Town Councilman David McEwen.
Chairman Allen called the meeting
to order at 7:31 p.m. A motion to waive
reading the Legal Notice was made by Kevin Rooney,
seconded by Mert Bartels. All in favor (McEwen & Morrison absent);
motion carried.
PUBLIC HEARING:
PB-14-12 – Mancuso (Green) – Macedon Center Road –
Single-family residential site plan – A motion to open the public hearing was
made by Kevin Rooney, seconded by Mert Bartels.
All in favor (McEwen & Morrison absent); motion carried. Fred Shelley of Shelley Associates was
present on behalf of the applicant.
There was no one else to speak regarding this application. A motion to close the public hearing was made
by Kevin Rooney, seconded by Mert Bartels.
All in favor (McEwen & Morrison absent); motion carried.
OLD BUSINESS:
PB-14-12 – Mancuso (Green) – Macedon Center Road –
Single-family residential site plan – Preliminary & final – Fred Shelley of
Shelley Associates reviewed the plan for a single-family residence. House will be set back approximately 920 ft.
from the road and will have public water service and private waste water
disposal system. Driveway plan meets
code for slope and emergency vehicle turnaround. A motion for negative SEQR declaration was
made by Mert Bartels, seconded by Kevin Rooney.
All in favor (McEwen & Morrison absent); motion carried. A motion to grant preliminary and final site
plan approval for a single-family residence was made by Kevin
Rooney, seconded by Greg Whitney. All in favor (McEwen & Morrison absent);
motion carried.
NEW BUSINESS:
PB-01-13 – Castrechini (Jozwiak) – West Walworth Road –
Single-family residential site plan – Log-in & sketch – Applicant Patrick
Castrechini and Mike Greene of John Greene & Associates were present to
address the Board. This residence
(approx. 2300 sq. ft.) will have public water and a private waste water
disposal system. Mr. Greene indicated
test pits were dug to avoid possible ground water problems. House will be built on grade with a walk-out
basement. An optional pond was shown on
the plan. A motion to grant sketch plan
approval was made by Greg Whitney,
seconded by Suzanne Airy. All in favor (McEwen & Morrison absent);
motion carried.
PB-02-13 – Walton – 1772
Magog Road – Home occupation – Jennifer
& Rubin Walton were present to address the Board regarding
this request. Ms. Walton would like to
have a hair salon in the basement of their home. A previous owner was approved for a home
occupation (tutoring), and the basement space is set up for a business with exit
signs, etc. The basement is a walk out
with a sidewalk to the driveway. Ms.
Walton stated she will be the only operator and will have 1-2 clients at a
time. The driveway is hard surface with
a turnaround and adequate parking space.
A motion to approve this home occupation was made by Mert Bartels, seconded by Kevin
Rooney. All in favor

seconded by Mert Bartels. All in favor (McEwen & Morrison absent);
minutes approved.
