TOWN OF MACEDON

PLANNING BOARD

March 12, 2012

 

 

PRESENT:  Chairman Doug Allen and members Suzanne Airy, Mert Bartels, Mark McEwen, Kevin Rooney and Greg Whitney.  Also present were Town Engineer Scott Allen, Town Councilman David McEwen (via Skype) and Board Clerk Susan Bush.  Absent was Tom Morrison.

 

Chairman Allen called the meeting to order at 7:30 p.m.  A motion to waive reading the Legal Notice was made by Mert Bartels, seconded by Greg Whitney.  All in favor (Morrison absent); motion carried.

 

 

PUBLIC HEARING:

 

PB-01-12 – Stanton – 2720 Route 350 – One-lot realty subdivision – A motion to open the public hearing was made by Suzanne Airy, seconded by Mark McEwen.  All in favor (Morrison absent); motion carried.  Fred Shelley of Shelley Associates was present on behalf of the applicant.  There was no one else to speak for or against this application.  A motion to close the public hearing was made by Kevin Rooney, seconded by Mark McEwen.  All in favor (Morrison absent); motion carried.

 

 

NEW BUSINESS:

 

PB-01-12 – Stanton – 2720 Route 350 – One-lot realty subdivision – Preliminary & final – Fred Shelley of Shelley Associates reviewed this application.  The subject lot (with an existing house) was previously merged into a 192+ acre parcel.  The owners now wish to sell the house and are re-establishing the separate lot (1.97 acres).  The proposed lot lines have been modified slightly from the original in order to meet current zoning requirements.  A motion for negative SEQR declaration was made by Kevin Rooney, seconded by Mark McEwen.  All in favor (Morrison absent); motion carried.  A motion to grant preliminary & final one-lot subdivision was made by Kevin Rooney, seconded by Greg Whitney.  All in favor (Morrison absent); motion carried.

 

PB-02-12 – Bumpus/Baxter – Pannell Road – Residential site plan – Sketch – Fred Shelley of Shelley Associates was present on behalf of the applicant.  This is a 59+ acre parcel with the proposed residence to be sited approximately 190 ft. from the road.  The Town Engineer requested the driveway be widened to 15 ft. on the final submission.  It was noted that this property is bisected by a power line; however, this will not affect the site plan.  A motion to grant sketch plan approval was made by Kevin Rooney, seconded by Mert Bartels.  All in favor (Morrison absent); motion carried.

 

 

MINUTES:

 

A motion to approve the 02-13-12 minutes was made by Mert Bartels, seconded by Kevin Rooney.  All in favor (Morrison absent); minutes approved.

 

OTHER BUSINESS:

 

Town Engineer Scott Allen gave the Board an overview of a proposed zoning change to allow campgrounds (with a Special Use Permit) in ORM zoning.

A motion to adjourn was made by Suzanne Airy, seconded by Mert Bartels.  All in favor (Morrison absent); meeting adjourned at 8:02 p.m.
