TOWN OF MACEDON

PLANNING BOARD

February 13, 2012

PRESENT: Chairman Doug Allen and members Mert Bartels, Mark McEwen, Tom Morrison, Kevin Rooney and Greg Whitney. Also present were Town Engineer Scott Allen, Town Councilman David McEwen (via Skype) and Board Clerk Susan Bush. Absent was Suzanne Airy.

Chairman Allen called the meeting to order at 7:30 p.m. A motion to waive reading the Legal Notice was made by Kevin Rooney, seconded by Mert Bartels. All in favor (Airy absent); motion carried.

PUBLIC HEARING:

PB-11-11 – AEY Enterprises – 1607 Commons Parkway – Commercial site plan – A motion to open the public hearing was made by Kevin Rooney, seconded by Mert Bartels. All in favor (Airy absent); motion carried. Don Lewis, Engineer for AEY, was present on behalf of the applicant. There was no one else to speak for or against this application. A motion to close the public hearing was made by Kevin Rooney, seconded by Mert Bartels. All in favor (Airy absent); motion carried.

OLD BUSINESS:

PB-11-11 – AEY Enterprises – 1607 Commons Parkway – Commercial site plan – Preliminary & final – Don Lewis, Engineer for AEY, reviewed changes to the site plan as requested by the Board and noted in the Town Engineer’s letter of 02-13-12. Items discussed were: More landscaping details; additional landscaping around building; berm on the south side of the property with trees; berm along Izzo property line; relocated back driveway (eliminated need to move water line); road turnaround; right-of-way; water easement; storm water easement; oil separator. Mr. Lewis provided building elevations to the Board members. Building (10,000+ sq. ft.) will be pole construction, gray on gray siding with split face block on the office portion, and a dark gray steel roof.

As discussed at the last meeting, Mr. Lewis provided a short-form SEQR for the Board’s review. A motion for negative SEQR declaration was made by Kevin Rooney, seconded by Mark McEwen. All in favor (Airy absent); motion carried. A motion to grant preliminary & final site plan approval for AEY Enterprises was made by Kevin Rooney, seconded by Mert Bartels. All in favor (Airy absent); motion carried.

ZBA REFERRALS:

Z-03-12 – McMullin – 698 Yellow Mills Road – Area Variance – Section 136-61-B-5 – Accessory structure in front yard – Board gave a positive referral.

Z-04-12 – NAS Sign Company (NOCO) – 1241 Route 31 – Area Variance – Sections 135-190-A & C – Number & size of signs – Board gave a positive referral.

MINUTES:

A motion to approve the 01-23-12 minutes was made by Mert Bartels, seconded by Kevin Rooney. All in favor (Airy absent); minutes approved.

ADJOURNMENT:

A motion to adjourn the meeting was made by Tom Morrison, seconded by Kevin Rooney. All in favor (Airy absent); meeting adjourned at 8:00 p.m.
