PRESENT: Chairman Doug Allen, members Mert Bartels, Tom Ferreri, Brian Gagne, Tom Morrison and Kevin Rooney. Also present were Town Councilman Ken Nawrocki and Town Engineer Scott Allen. Absent was Mark McEwen.

Chairman Allen called the meeting to order at 7:32 p.m.

PB-31-04 – Wal-Mart SuperCenter (APD Engineering) – Northeast corner Wayneport Road & NYS Route 31 – Retail site plan & subdivision – Members reviewed steps to be taken in the approval process. Lead agency to be declared at the 12-13-04 meeting. Chairman Allen asked the members to review the present submission and note areas they wish to discuss.

PB-32-04 – Schmidlin/Coffey – Turner Road – Single-family residence site plan & one-lot subdivision

Z-15-04 – Cranch – 2837 Kittering Road – Area Variance – Section 135-60-A – Pole barn as principal structure – Board consensus was for negative referral. They would not like to see this precedent set.

Motion to approve the 11-08-04 minutes made by Mert Bartels, seconded by Kevin Rooney. All in favor; minutes approved.

Motion to adjourn made by Kevin Rooney, seconded by Brian Gagne. Meeting adjourned at 9:05 p.m.
