PLANNING BOARD
October 25, 2004
PRESENT: Chairman Doug Allen, members Mert Bartels, Tom Ferreri, Brian Gagne, Mark McEwen and Tom Morrison. Also present were Councilman Ken Nawrocki and Town Engineer Scott Allen. Absent was Kevin Rooney.
Chairman Allen called the meeting to order at 7:31 p.m.
OLD BUSINESS:
PB-25-04 – Altom, LLC (Secor Hardware) – 1140 Route 31 – Site plan – Retail hardware – Applicant Tom Littlefield was present to explain this proposal for a 10,000 sq. ft. retail building. He provided an exterior sketch of the building and a sample of the grey split-face block to be used. He also indicated Secor Hardware would pursue approval for signs and any variances, if necessary. Pylon sign would be installed at the northeast corner of the parking lot facing Route 31. Front support columns (steel posts encased in concrete block) will be moved back 4 ft. from the curb for safety reasons. Utility easements, landscaping, exterior lighting, sprinklers (not required), access easements and building footers (through 7-8' of fill to virgin ground) were discussed. Motion for negative SEQR declaration made by Mert Bartels, seconded by Brian Gagne. All in favor; motion carried. Motion to grant preliminary & final site plan approval subject to engineering review letter made by Brian Gagne, seconded by Mert Bartels. All in favor; motion carried. Tom Ferreri asked if restrictions should be placed on the exterior ("Do It Best" corporate colors). Due to the location (behind Filer's Powersports and separated from the Plaza), Board felt bolder colors proposed would allow for easier customer identification.
