PRESENT: Chairman Doug Allen, members Mert Bartels, Brian Gagne, Mark McEwen and Kevin Rooney. Also present were Councilman Ken Nawrocki and Town Engineer Scott Allen. Absent were Tom Ferreri and Tom Morrison.

Chairman Allen called the meeting to order at 7:35 p.m.

Morreale – Gananda Parkway & Canandaigua Road – Northeast corner – Site development – Mike Morreale was present to explain his development concept for this corner. He is considering a three-phase development of retail establishments, possibly including take-out food restaurants, liquor store, hardware store, dry cleaner and bank. Discussion followed on site preparation, required setbacks, traffic flow, landscaping, driveway cut on Gananda Parkway, parking lots and existing water transmission line.

Z-12-04 – Morreale – 2843 Kittering Road – Area Variance – Section 135-61-A – Garage larger than allowed by Code – Board gave a positive referral.

Z-11-04 – Klino – 1048 Alderman Road – Area Variance – Section 135-61-B-5 – Shed in front yard – Board gave a positive referral.

Z-13-04 – Bob Bonosky Ford, Inc. – 1241 Route 31 – Area Variance – Sections 135-190-A & 135-190-C – Signs exceeding Code for number & size – Board gave a positive referral.

Motion to approve the 8-9-04 minutes made by Mert Bartels, seconded by Kevin Rooney.
